What is warehouse construction consultancy?
Warehouse construction consultancy applies operational expertise to the planning of a new warehouse facility or expansion, before construction begins. It covers business understanding, regulatory framework, infrastructure planning, layout and clear-height design, material flow, construction guidance and operational readiness, ensuring the building is designed around operational requirements rather than just structural ones.
Why should warehouse planning happen before construction?
Decisions made during design, dock placement, clear heights, floor loading, column grid, aisle orientation, directly determine operational capacity and efficiency for the life of the building. Changing these after construction is prohibitively expensive. Operational input at the design stage costs a fraction of what corrective work costs later.
Does Spanzia build warehouses?
No. Spanzia is an operational consultancy. We advise on what the warehouse should be and how it should function, not on construction delivery. We work alongside architects, developers and contractors to ensure the operational brief is correctly translated into the build specification.
What is included in warehouse design consultancy?
It covers functional layout and zoning, clear-height and floor-loading requirements, dock count and placement, traffic management and yard design, storage system and racking strategy, pick and pack area configuration, office and staff facility integration, material flow design, automation readiness, and expansion zone planning, all aligned to your operational brief and throughput requirements.
How do you determine warehouse size?
Warehouse size is determined by working backwards from your operational requirements: SKU count, pallet volumes, throughput rates, storage system type, clear height, handling equipment, aisle configuration and growth projections. Spanzia builds a capacity model that produces a minimum and recommended footprint, avoiding both undersizing and costly overbuilding.
Do you work with architects and contractors?
Yes. Spanzia acts as the operational voice in the design process, translating your business requirements into a brief that architects and contractors can build to. We review design drawings at key stages to verify operational requirements are met, and flag conflicts before they become expensive problems on site.
Can existing warehouse designs be reviewed?
Yes. Spanzia conducts design reviews of warehouse schemes at any stage, concept, planning, or pre-construction. We assess layouts, infrastructure specifications and operational assumptions against your actual requirements and identify risks or improvements before work begins.
Do you support warehouse expansions?
Yes. Spanzia supports both new-build warehouse construction and expansion of existing facilities. For expansions, we assess the current layout, identify integration points with the existing operation, and design the extension to maximise combined capacity and workflow efficiency, while keeping the current operation running throughout the works.
